Calgary Market Update August 2026 | Every Price FELL. The Average Went UP!

What's in this video
Every property type in Calgary got cheaper this year. The city's average sale price went up 2%. Both of those are true, and that's the story.
July was the month Calgary's 2026 price recovery stopped. The benchmark had climbed six months in a row, from $553,400 in January to $572,500 in June. In July it fell to $569,200. That's the first monthly decline of the year, and all four property types fell together.
But the number that actually changed my read is this one: there were fewer homes for sale in Calgary than last July, fewer people listed, and the market still got easier to buy in. Inventory dropped 4.23%, new listings dropped 15.03%, and months of supply still rose from 3.30 to 3.48. When supply shrinks and the market still loosens, the shortage isn't homes anymore. It's buyers.
In this Calgary real estate market update I break the July CREB numbers down by property type and by district, because the city-wide average describes almost nobody. You'll see why detached and semi-detached are holding up fine, semi sales are actually up 5.88%, and detached was the only segment where homes sold faster than last year. You'll also see why row and apartment are carrying the entire city's price decline.
I cover the three signals most agents will miss this month: that supply and demand paradox, the condo market repricing rather than freezing with sales under $250K jumping 53%, and the negotiating room on a benchmark home widening to about $13,150 off asking.
Then I do something I haven't seen another Calgary agent do. I score the four predictions I made on this channel last month, on camera, including the two I got wrong. And I put five new ones on the record for next month.
Whether you're buying your first place, timing a sale, or trying to work out if the bottom is in, you'll leave knowing which Calgary market you're actually in.
