The ONE MISTAKE Killing Your Home Sale in CALGARY

What's in this video
Selling a house in Calgary and tempted to aim high? In the sold data I track, overpricing cost sellers 65 days and about $42,500.
Here's the part the "homes are taking longer to sell" headline hides. I pulled every Calgary sale from the sold-listings database I maintain, 8,112 of them from April through late July 2026, and split them into two groups: homes that held their original asking price, and homes that had to cut. The homes that held sold in 23 days at 98.8% of their original ask. The homes that cut sold in 65 days at 92.4% of it. On detached specifically that gap is 6.07 points, about $42,500 on a $700,000 home, off the price you'd have started at anyway.
In this video you'll learn why the city-wide average tells an individual seller almost nothing, what buyers actually see when your listing sits, and the one thing to do before you set a list price. We look at why the first two weeks decide everything, what "leaving room to negotiate" actually costs you, and how the same gap shows up in all four segments: detached, semi, townhouse and apartment. It isn't a mix effect.
If you're a Calgary homeowner planning to sell in 2026, this is how you price to sell in three weeks near ask instead of three months below it.
