Don't Buy West Calgary Until You Check This Number - DON'T OVERPAY!

What's in this video
Southeast Calgary is the move-up market most buyers skip, and in May's CREB numbers it was the one detached district that gained the most ground.
If you're moving up in Calgary with somewhere around $950,000 to $1.2 million, you've probably already drawn the map: west if you can stretch, inner northwest if you can't, and everything southeast of Deerfoot crossed off. A ranking video did exactly that this month. Here's what that reflex misses.
In May's CREB detached table, the southeast posted the largest month-over-month price gain of any of the 8 districts, up 1.08%, while the west slipped a touch and the rest of the city eased. At a $704,200 benchmark versus the west's $1,005,200, the same cheque that buys a benchmark home out west buys you near the ceiling of a lake community in the southeast.
I pull the CREB district numbers apart and then go to the part a ranking can't show you: the actual closings. Over the last 90 days, detached homes in Mahogany, Auburn Bay, and Cranston sold at a median around 98% of original asking, with a third of Mahogany sellers cutting price before the sale. So you're not chasing a tight west listing, you're negotiating.
You'll learn which southeast communities give move-up buyers the most home for the dollar, why the northeast is a completely different market from the southeast (4.18 months of supply versus 2.14), and how to price your exact budget against the district table before you commit to a quadrant.
This is for the move-up buyer who already mentally committed to the west or the inner northwest. Before you make that offer, this is the look you owe the southeast.
